What Is a Commercial Real Estate Loan?
A commercial real estate loan is financing secured by income-producing or owner-occupied property with five or more units, or any non-residential property type — multi-family buildings, mixed use storefronts, office complexes, retail centers, warehouses, industrial facilities, hotels, and more.
Unlike residential mortgages, commercial loans are underwritten based on the property’s income potential and the strength of the deal, not just the borrower’s W-2. Lenders evaluate the net operating income, debt service coverage ratio, loan-to-value, and the borrower’s track record — which is why experience and the right lender relationship matter.
